September slowed, but the quarter stayed slightly positive

Florida Realtors reported 20,537 closed sales of existing single-family homes in September 2026, down 3.5% from September 2025. Existing townhouse and condo sales totaled 7,179, down 0.1% year over year.

The full third quarter was steadier: single-family sales totaled 65,904, up 0.2% year over year, and townhouse and condo sales totaled 22,664, up 3.1%. Florida Realtors noted that closings generally reflect contracts signed 30 to 90 days earlier, so September sales do not measure only September buyer activity.

Prices and supply differed by property type

The statewide September median sale price was $415,000 for single-family homes, up 1.2% year over year, and $293,500 for townhouses and condos, down 1.8%. Months of supply were 4.4 for single-family homes and 7.7 for townhouses and condos.

A median price describes the midpoint of homes sold during the period; it does not measure the appreciation or depreciation of an individual property. The mix of homes that closed can also change the median.

South Florida counties showed distinct conditions

September median prices and supply differed meaningfully across Miami-Dade, Broward and Palm Beach. Single-family months of supply ranged from 3.6 in Palm Beach to 5.1 in Miami-Dade, while condo supply was higher in every county, ranging from 6.8 to 12.3 months.

County-level figures help compare broad areas, but neighborhood, price range, property condition, insurance and association costs can produce a very different result for a specific home.

What buyers can take from the report

  • Compare recent sales and active listings for the same property type, neighborhood and price range instead of relying only on a statewide or county median.
  • For a condo, review the building, association budget, reserves, assessments, insurance, inspections and project eligibility early in the financing process.
  • Use current property taxes, insurance, association dues and financing terms to compare the complete monthly housing cost before making an offer.
