Florida market update: what July means for buyers

Sales increased, but houses and condos tell different stories. Here is how to read the latest statewide figures.

Two property types, different conditions

Florida Realtors reported a $425,000 median sale price for existing single-family homes in July 2026, up 3.7% from July 2025. The condo and townhouse median was $295,000, unchanged year over year.

Supply was 4.5 months for single-family homes and 7.8 months for condos and townhouses. That difference suggests more room to compare options in the condo segment, although each building and neighborhood needs its own review.

Sales rose while inventory tightened

The single-family report counted 23,870 closed sales, up 5.1% year over year, and 97,741 active listings, down 13.4%. The median time to contract was 47 days. These statewide figures describe completed transactions, not the timetable for a specific property.

Turn the report into questions

  • Ask your real estate agent for recent comparable sales in your price range and property type.
  • Ask why a home has remained listed and whether the seller will consider repairs or closing-cost credits.
  • For a condo, request the association budget, fees, assessments, and insurance information before committing.
