Florida housing market: sales eased in August as prices edged higher

Statewide sales declined modestly, median prices increased, and South Florida counties showed different conditions for single-family buyers.

Sales slipped while median prices rose

Florida Realtors released its August 2026 data on September 16. Statewide closed sales of existing single-family homes totaled 21,497, down 1.4% from August 2025. The median sale price was $415,000, up 1.2% year over year.

Townhouse and condo sales totaled 7,291, down 1.8% year over year, while the median price increased 2.8% to $298,000. Fewer completed sales did not produce a statewide decline in median prices during this reporting period.

Condo supply remained broader, but it tightened

Florida had 59,697 active townhouse and condo listings in August, down 11.5% from one year earlier. Months of supply declined from 9.3 to 7.7, and the median time from listing to contract declined from 72 to 69 days.

These are statewide figures. A specific condominium still requires a review of the building, association finances, insurance, assessments, and loan eligibility.

South Florida did not move as one market

The county comparison below uses existing single-family sales from August 2026. Miami-Dade sales declined 3.1% year over year, Broward increased 0.1%, and Palm Beach declined 2.0%. Median prices increased in all three counties.

Months of supply ranged from 3.5 in Palm Beach to 4.9 in Miami-Dade. County figures help frame the search, but neighborhood, price range, property condition, and insurance costs determine the choices available to a buyer.

What buyers should verify now

  • Compare recent sales for the same property type, neighborhood, and price range instead of relying only on a county median.
  • For a condo, review the association budget, reserves, assessments, insurance, inspections, and project eligibility early in the process.
  • Refresh your preapproval and compare the complete monthly housing cost before making an offer.
