Florida areas: four higher-priced markets to compare
Collier, Miami-Dade, Palm Beach, and Broward show why price and demand need to be evaluated separately.
County comparison: July 2026 single-family sales
What does a sought-after area mean to you?
A high sale price, fast-moving listings, and a good fit for your household describe different things. This comparison looks at four Florida counties with single-family median sale prices above the statewide figure. It is a selected comparison, not a statewide ranking of every county.
| County / area | Median price | Annual change |
|---|---|---|
| Collier · Naples–Marco Island | $800,000 | +11.1% |
| Miami-Dade | $685,000 | +3.79% |
| Palm Beach | $660,090 | +7.64% |
| Broward | $650,000 | +4.84% |

Read the location as carefully as the price
The Collier figure covers the Naples–Immokalee–Marco Island metro. The other figures cover the named counties, not only the cities of Miami, Fort Lauderdale, or Palm Beach. All figures refer to single-family homes sold in July 2026.

Price does not measure every kind of demand
Broward reported a median 34 days from listing to contract for single-family sales. Miami-Dade reported 45 days and Palm Beach 41 days. A higher price does not necessarily mean a faster sale.

Build your own shortlist
- Choose your maximum monthly housing budget, then compare actual listings and recent sales within it.
- Check your real commute, property condition, insurance quotes, taxes, and association costs for each address.
- Ask your real estate agent for neighborhood-level comparisons. A county median is not an appraisal of an individual home.
