2026 loan limits: FHA and conventional financing
The annual limits changed. Your property location and number of units determine which figure applies.

The FHA update
HUD set the 2026 FHA forward-mortgage floor for a one-unit property at $541,287. The high-cost ceiling is $1,249,125. These are national reference points. Florida counties have their own applicable limits within the schedule.
The new limits apply to FHA case numbers assigned on or after January 1, 2026. Check the county and property size before using any national figure to plan a purchase.

The conforming-loan update
FHFA raised the 2026 baseline conforming loan limit for a one-unit property to $832,750, from $806,500 in 2025. This is the baseline for mortgages acquired by Fannie Mae and Freddie Mac. Different limits apply in designated high-cost areas and to properties with more units.
